Having rented all their life this great family have been fairly typical. Being in the plus 50 first home purchase group is not as uncommon as one might initially
imagine. At this stage our couple had raised kids, moved around to follow work, and generally lived the dream. Each time there was a nest egg looking hopeful of a home deposit something just seemed to get in the way. Car trouble, job security, family wedding, kids leaving, kids coming home, travel or a family emergency that called for just a few bucks. As fast as we save them away life just seems to get in the way.
History of some advice
So when we sat down with our couple they had had their share of knock backs and poor experiences. Told some part stories and delivered not so much. Lots of well meaning friends and family may have already given up on them achieving their dream but not these 2. Happy to do the work and jump through the necessary hoops of compliance we were able to find a lender, a suitable location and then a home to call their own.
Lender story
So some of the usual information passed out at branch level is really based on their usual branch level of experience. They weren’t used to a couple that were willing to put in the effort to get there. So our ability to find all of the pieces that fit for this puzzle is really our expertise. Clearly anyone can google for a list of lenders but understanding which ones might be most likely to chat to this couple made a difference.
Right location
In a town where there are both good examples and poor examples of land development we helped this couple through the land purchase process. Again some great local advice was on hand however being able to check this story with some experienced heads gave the confidence to proceed.
Home design just right
At this stage of life we were past the raising babies and the night time nursery. So a modest but low maintenance home made lots of sense with an open plan living area was a great fit. A tweak to account for the beautiful rich red local soil (eliminate carpets) and we have a winning design.
